Bali villa occupancy in 2026: what the statistics office actually publishes
Key takeaways
- BPS Bali publishes occupancy for star hotels and for non-star hotels and other accommodation. There is no villa-only figure in its monthly releases.
- Non-star accommodation ran from 32.70% in January 2026 to 43.16% in August — 37.0% on average over the eight months.
- Star hotels averaged 60.5%, about 24 points higher. Quoting the star figure for a villa overstates it.
- July and August were the strongest months, with foreign arrivals near 700,000 a month.
- A projection assuming 70% or more for a villa is above every month BPS published for non-star accommodation this year.
Every villa sales pitch has an occupancy figure in it. Very few say where it came from. The one public source with monthly numbers for Bali is the provincial statistics office — and what it publishes is lower, and differently labelled, than the figures usually quoted.
Seven terms in a BPS tourism release
The words BPS uses, and what each means for a villa owner.
| Term | What it is | What it means for a villa |
|---|---|---|
| TPK | Tingkat Penghunian Kamar, room occupancy rate. | Rooms occupied as a share of rooms available. |
| Hotel bintang | Star-rated hotels. | The category most quoted, and not villas. |
| Hotel non bintang dan akomodasi lainnya | Non-star hotels and other accommodation. | The published category closest to villas. |
| Wisman | Foreign visitors. | Arrivals direct to Bali, counted monthly. |
| VHTS | BPS's monthly hotel survey. | Where the occupancy figures come from. |
| y-on-y | Year on year. | Same month, previous year. |
| Persen poin | Percentage points. | How BPS states month-to-month changes. |
January to August 2026, month by month
| Star hotels | Non-star and other | Foreign arrivals | |
|---|---|---|---|
| Jan 2026 | 56.67% | 32.70% | 502,205 |
| Feb 2026 | 55.44% | 33.00% | 492,289 |
| Mar 2026 | 52.54% | 33.32% | 472,070 |
| Apr 2026 | 57.94% | 34.81% | 553,328 |
| May 2026 | 61.16% | 37.20% | 578,251 |
| Jun 2026 | 64.87% | 38.92% | 605,013 |
| Jul 2026 | 67.29% | 42.53% | 697,809 |
| Aug 2026 | 68.19% | 43.16% | 685,994 |
Each figure is from that month's own release. Two later releases quote the previous month with an obvious typing slip (“3,32” for 33.32, “4,81” for 34.81); the table uses the figure from the month's own release. The August release gives July's non-star figure as 42.54%, against 42.53% in July's own.
The averages
Over the eight months, non-star accommodation averaged 37.0% and star hotels 60.5%. These are simple averages of the monthly rates, not weighted by rooms.
Not a villa figure
BPS's monthly releases report two categories: star-rated hotels, and non-star hotels and other accommodation. Villas are not separated out in the releases read. The second category is the closest public figure; it is not a measurement of villas.
Not your villa
An average across Bali says nothing about a particular villa's location, size, price or reviews. It is a benchmark for checking a projection, not a forecast for a property.

Arrivals and occupancy move together
Foreign arrivals direct to Bali totalled 4,586,959 from January to August 2026, from 472,070 in March to 697,809 in July. Non-star occupancy followed the same shape: its three lowest months were January to March, its two highest July and August. Australian passport holders were the largest group every month, between 20.22% (February) and 26.84% (January) of arrivals.
Star hotels against 2025
BPS compares star-hotel occupancy with the same month a year earlier. In 2026 it was higher in February (+3.82 points), March (+5.93), April (+0.71) and May (+3.06), and lower in January (−3.61), July (−0.46) and August (−1.34). The releases do not give the year-on-year change for non-star accommodation. A market described as booming should show more than that; one described as collapsing should show less.
| Star hotels 2026 | Star hotels 2025 | Change | |
|---|---|---|---|
| January | 56.67% | 60.28% | −3.61 |
| February | 55.44% | 51.62% | +3.82 |
| March | 52.54% | 46.61% | +5.93 |
| April | 57.94% | 57.23% | +0.71 |
| May | 61.16% | 58.10% | +3.06 |
| July | 67.29% | 67.75% | −0.46 |
| August | 68.19% | 69.54% | −1.34 |
Using the figures against a projection
Nights, not percentages
At August's 43.16%, a 31-day month is about 13 nights let; at January's 32.70%, about 10. A projection built on 75% assumes about 23 nights every month, including January.
| Occupancy | Nights let in a 31-day month | |
|---|---|---|
| BPS non-star, January 2026 | 32.70% | 10.1 |
| BPS non-star, eight-month average | 37.0% | 11.5 |
| BPS non-star, August 2026 | 43.16% | 13.4 |
| BPS star hotels, August 2026 | 68.19% | 21.1 |
| A 75% projection | 75% | 23.2 |
Three questions for any occupancy figure
- Whose figure is it? A manager's own portfolio, a sales projection, or BPS?
- Which months? A figure from July and August is not a year.
- Occupancy of what? Nights booked, nights paid, or rooms in a hotel?
Occupancy is one of the inputs that moves a yield most. Why quoted yields differ, and the estimator.
What this page does not cover
- Occupancy by regency or area. BPS publishes regency tables; the 2026 regency figures were not read.
- Average daily rates. Not in the releases read.
- September onwards. The September release is due in early November.
Common questions
What is the average villa occupancy rate in Bali?
BPS Bali does not publish a villa-only figure in its monthly releases. The closest category, non-star hotels and other accommodation, ran from 32.70% in January 2026 to 43.16% in August 2026, averaging 37.0% over the eight months. Star-rated hotels averaged 60.5%.
What was Bali hotel occupancy in August 2026?
68.19% for star-rated hotels and 43.16% for non-star hotels and other accommodation, with 685,994 foreign arrivals (BPS Provinsi Bali, released 1 October 2026).
Which months are busiest?
In 2026 so far, July and August: non-star occupancy above 42% and foreign arrivals near 700,000 a month. January to March were the quietest, around 33%.
Is 70% occupancy realistic for a Bali villa?
It is above anything BPS published for non-star accommodation in January to August 2026, whose best month was 43.16%. A particular villa can beat the average; a projection that assumes it should say why.
Where do these figures come from?
BPS Provinsi Bali's monthly tourism releases, from its monthly hotel survey. Each figure here is from that month's own release.
