What this site is not

balivillacare.com is not a villa management company. We do not manage, let, clean, staff, market or maintain any property. We do not hold client money. We do not sell, broker or value real estate, and we hold no license to do any of those things in Indonesia or anywhere else.

Nothing on this site is legal, tax, accounting or investment advice. Indonesian property, tax and licensing rules are specific to how a particular villa is held and by whom, they change, and the consequences of getting them wrong fall on the owner. Before acting on anything here, take advice from someone licensed to give it who has seen your documents.

How this site is paid, exactly

Villa management companies pay us a fixed amount for each enquiry, agreed in advance. That amount does not change with whether you sign with anyone, with what any company charges you, with what your villa earns, or with how long you stay with them. We are paid the same for an enquiry that goes nowhere as for one that becomes a ten-year relationship.

This is a deliberate choice and it is the reason the arithmetic on this site can be published at all. The closest thing to a direct competitor in this market discloses that it earns a fee when a referred buyer completes a transaction. That is an honest disclosure and it still leaves an incentive to push a deal over the line. A fixed price per enquiry, settled before the enquiry exists, does not.

We do not rank, score, badge, certify or recommend companies, and no company can buy a better position on this site, because there are no positions to buy. Enquiries go to the companies advertising for the area you name, without independent vetting by us. We do not attempt to match an owner to the “right” company, and you should treat any site that claims to do so as one that is being paid to.

What we do with your enquiry

• Your details go to no more than three villa management companies advertising for the area you gave, and to nobody else.
• We do not sell your details on as a list, and we do not add you to a newsletter.
• You can withdraw at any time by replying to any message you receive or by writing to contact@balivillacare.com, and the record is deleted.
• We store a snapshot of the consent wording you were shown at the moment you submitted, so that what you agreed to can be established later rather than argued about.

About the numbers

Figures on this site fall into exactly three classes and each one says on the page which it is:

• Quoted. A primary source states it — a regulation, or the published rate card of the company that charges it. It is linked at the foot of the page it appears on, with the date it was read.
• Reported. The figure circulates in the trade but the party that charges it publishes no public rate card, so nobody outside their contract has read it. Booking.com and Agoda commission are both in this class. These carry a visible marker.
• Modelled. Our own model produced it. The model is published in full on the methodology page and these carry a visible marker and a range, never a single number.

No figure on this site is presented as a measurement of your villa. A model is not a valuation, an estimate is not a forecast, and a range is not a promise. Rates and regulations here were checked on 20 September 2026; Indonesian regional tax rates are set by each regency and change, and so do platform fees.
